Home Seller Pre-Selling Checklist

Investing some time and effort upfront to prepare your house for showings will generally increase the likelihood of receiving offers soon after you list your home. The longer your home stays on the market, the harder it can be to sell. This step-by-step guide will walk you through how to prepare your home for sale so you can get the most value from the effort you put in.

  • It is the first thing people see. You want to make sure the first impression is a good one.
  • No weeds. Grass mown, bushes and trees trimmed, away from walls/roof and general structure of the house. Add some color if you can. Investing in relatively easy and inexpensive fixes, like planted colorful flowers and repainting your front door goes a long way!
  • Less is definitely more when it comes to getting your house ready to show!
  • Do a clean sweep of counters, windowsills, tables, and all of the visible areas, and then tackle behind closed doors: closets, drawers, and cupboards since virtually nothing is off limits for curious buyers.
  • If the house is overflowing with stuff, buyers might worry that the house won't have ample space for their own belongings.
  • Take your excess stuff, extra clothes, furniture, etc. And donate it, or pack it up and put it in storage.
  • Not only will clearing clutter help your house look more appealing to buyers, but it will also help once you've accepted an offer and it's time to move into your new home. Moving out will be easier if some of your stuff is already packed.

 

  • What is the next step on your declutter list? Put away collections and hobbies. That's too distracting and takes up too much space. Remove any distractions so buyers can keep looking at the house and not stop to admire your miniature toy car collection. Allow buyers to visualize themselves in the house. Keep it neutral but warm and inviting. I recommend keeping 10% of your personal/family photos and putting away the other 90%.
  • Also, remove bold artwork and furniture that might make the home less appealing to the general public. The goal is to create a blank canvas on which buyers can project their own vision of living there, and loving it.

Get Ready for Showings!

Before showcasing your home, it's crucial to ensure it's in top-notch condition. The following suggestions can significantly impact your home's selling price, potentially making a difference of thousands of dollars.

  •  Make sure your lawn is manicured.
  • Keep the lawn mowed.
  • Trim shrubbery, bushes & trees removing all dead limbs & debris.
  • Add fertilizer or greening agent to lawn & plants.
  • Use an edger along the sidewalks and driveways
  • Remove all weeds from flower beds, rocks & cracks in concrete. (Weed Be Gone).
  • Install and Inspect decorative metal, and stone borders between lawn & planting beds.
  • Clean up rock and mulch beds making sure the ground is covered, add more if needed.
  • Power Wash driveways & sidewalks.
     
     
  • Repair holes & cracks.
     
  • Remove stains.
     
  • Replace or repair broken areas.
     
  • Paint and/or stain fences & decks.
     
  • Arrange outdoor furniture & firewood neatly.
     
  • Put away all lawn equipment, bikes, & toys
  • Inspect all gutters, downspouts, siding, window sashes, trim & shutters.
     
  • Clean & Paint.
     
  • Repair or replace as needed.
     
  • Replace any broken windows, doors & screens.
     
  • Inspect the roof for missing or damaged shingles & flashing. Make any necessary repairs.
     
  • Clean & touch up paint on the little things: House numbers, mailboxes, doorbells, etc.
